John Curtis clients can choose between our Standard Lettings Service or Comprehensive Management Service.

STANDARD LETTINGS SERVICE

Designed to find your ideal tenant and tailored for the landlord who prefers to look after the day-to-day maintenance, but wants the peace of mind of having monthly rental income collected and accounted for.

The letting service includes:

  • Marketing of the property
  • Conducting viewings with prospective tenants
  • Negotiating the terms of the tenancy between landlord and tenant
  • Applying for references
  • Drawing up the Tenancy Agreement
  • Collecting the first months rental
  • Registration of the security deposit usually with the Deposit Protection Scheme (DPS).

COMPREHENSIVE MANAGEMENT SERVICE

A ‘must have’ for overseas landlords, this option provides you with the minimum level of involvement in the routine management and maintenance of your property investments.

By handling maintenance issues internally, we believe the interests of all parties are protected and in the long run costs are lower and void periods minimised.

You will be introduced to your property manager whilst all the formalities of setting up a new tenancy and preparing your property are being taken care of. Throughout the tenancy you will have on-line access to rental statements, visit reports and all fundamental documentation relating to your property and the tenancy.

New and existing clients will find each member of the John Curtis team is professional, knowledgeable, reasonable and always happy to help.

In addition to the Standard Letting Service our Comprehensive Management Service includes:

  • Appointing and coordinating inventory services
  • Arranging landlord’s annual Gas Safe inspections.
  • Carrying out an interim property visit during the tenancy term
  • Coordinating contractors services to address routine maintenance and remedial works.
  • Taking care of end of tenancy administration to include negotiation of dilapidations and refund of tenant’s deposit
  • Advising utility providers of changing tenants and providing them with meter readings

CHARGES

Standard Lettings Service – charged at 11% exc. VAT (13.2 inc VAT) Paid in full at commencement of the term.

Comprehensive Management Service  – charged at 17% exc. VAT (20.4% inc VAT) Paid part at the commencement of the term part monthly throughout the term.
